Turnovers keep a rental guest-ready from one stay to the next. But no matter how good they are, turnovers focus on what guests see and touch. Over months, dust and grime build up in the places a quick reset skips. A seasonal deep clean catches all of it. Before you book one, make sure your access is organized, which we covered in Door Codes, Lockboxes and Giving Your Cleaner Access to a Rental.
Here is how we approach seasonal deep cleans for short-term rentals around Waxahachie, Midlothian and the south DFW area.
What turnovers miss
A turnover is built for speed. That means some jobs never fit:
- Baseboards, door frames and the tops of doors
- Ceiling fan blades and light fixtures
- Air vents and return grilles
- Inside the oven and behind the stove
- Inside cabinets and drawers
- Blinds, window sills and window tracks
- Grout lines in showers and on floors
- Behind and under heavy furniture
- Walls, light switches and outlet covers
None of these are noticeable after one stay. After a few months, they add up, and a guest with sharp eyes starts to notice.
When to book a seasonal deep clean
The best time is between your busy and slow seasons, when there is a gap in bookings. In North Texas, a few natural times stand out:
- Late spring, after cedar and oak pollen season, when every surface has a yellow film
- Early fall, after a busy summer of lake weekends, pool towels and sunscreen
- After the holidays, when big family groups have moved through
- Before a busy event, like a long weekend or a local festival
Block a day or two on your calendar so the deep clean is not squeezed between guests. A deep clean takes much longer than a turnover, and it goes best in an empty house with nobody waiting to check in. If you only have a few open days a year, put them on the calendar early so they do not get booked.
The kitchen deep clean
Kitchens collect the most hidden grime. A seasonal deep clean includes:
- Inside the oven, racks and the oven door glass
- The range hood and its filter
- Inside the fridge and freezer, with drawers pulled out
- Inside every cabinet and drawer, with items taken out and wiped
- The top of the fridge and the tops of upper cabinets
- Small appliances deep cleaned, including the coffee maker descaled
- Behind and under the stove and fridge if they can be moved safely
This is also a good time to check dish and glass counts and replace anything chipped. Toss old spices, expired condiments and half-used bottles that guests have left behind over the season.
The bathroom deep clean
Bathrooms get scrubbed every turnover, but some things only happen on a deep clean:
- Grout scrubbed and soap scum removed from tile walls
- Hard water buildup removed from glass, faucets and shower heads
- Exhaust fans dusted
- Cabinets and drawers emptied and wiped
- Behind the toilet and the base of the tub scrubbed
- Shower curtains and liners washed or replaced
Hard water is a big one here. Descaling shower heads and faucet aerators improves water pressure, which guests notice.
Bedrooms and living areas
In bedrooms and living rooms, the deep clean goes up high and down low:
- Ceiling fans and light fixtures dusted
- Blinds wiped slat by slat
- Baseboards and door frames wiped
- Under beds and behind furniture vacuumed
- Mattresses vacuumed and rotated
- Pillows, mattress protectors and duvet inserts washed
- Upholstery vacuumed, including under cushions
- Lamp shades dusted and wall art wiped
Outdoor areas and the garage
If you have outdoor spaces, give them a deeper clean too. Wash outdoor cushion covers, scrub the grill grates, wipe down the patio furniture thoroughly and clear cobwebs from eaves and light fixtures. Clean out the garage or storage shed if guests use it. This is also when to check for wear: torn cushions, rusty furniture and faded umbrellas.
Using the downtime well
A seasonal deep clean is a good chance to handle small maintenance too. Replace burned-out bulbs, change HVAC filters, tighten loose cabinet handles, test smoke detectors and touch up paint. Take fresh photos if the rental has changed since your listing photos.
It is also a smart time to restock in bulk, refresh worn linens and towels, and update your guidebook.

A rental that gets a deep clean a few times a year is easier to turn over. Grime does not build up, surfaces clean faster and the house stays closer to its listing photos. For how seasonal deep cleans fit with regular turnovers, see our vacation rental cleaning page.
