A turnover is the reset between one guest walking out and the next one walking in. We work to the same checklist every time, so your rental looks like your listing photos when the door opens.
- Bedrooms: beds stripped and remade with fresh linens, nightstands dusted, drawers and under the beds checked for left-behind items.
- Bathrooms: toilets, showers and sinks scrubbed, glass and chrome dried so hard water spots do not show, towels staged and toilet paper restocked.
- Kitchen: dishes done, guest food cleared from the fridge, microwave and coffee maker cleaned, counters and sink wiped.
- Living areas: cushions straightened, remotes wiped, decor reset, floors vacuumed and mopped.
- Laundry & restocking: linens washed and folded, supplies refilled to your par list, low stock noted for you.
- Final check: thermostat and lights set, doors locked, photos and notes on anything damaged or missing.
Hosts, lake houses and rental owners

Set up your entry notes
Door code or lockbox, the owner's closet, your par list and how you like the beds made. It stays on file so every turnover starts the same way.
We turn it over
A text when we are on the way, a room-by-room clean, then photos when it is guest-ready. You pay online with a card on file.
Rental turnover questions
What does a turnover clean include?
Every used bed stripped and remade with fresh linens, bathrooms scrubbed and dried, the kitchen reset with the fridge cleared, dusting, floors, trash, restocking from your owner’s closet and a final walkthrough with photos. Extras like inside the oven or interior windows can be added on.
Can you handle same-day turnovers?
Yes. Tell us your checkout and check-in times and we plan around them. Spare linen sets make the biggest difference, because the beds never have to wait on the dryer.
Do you wash the sheets and towels?
Yes, on site with your washer and dryer. We strip the beds, wash and dry the linens, remake the beds and fold the clean set onto your shelf. Laundry is part of every rental turnover.
What if a guest damaged something or left a mess?
We photograph it before we touch anything and send you the photos with a short note, so you can decide what to do and report it in time. Heavy party messes can take extra time, and we will let you know.
I live out of town. How do you get in?
Give us our own door code, a lockbox location or a key arrangement. We keep your entry notes on file, including gate codes, the owner’s closet and rooms to skip, so every visit starts the same way.
How is a turnover priced?
It depends on bedrooms, bathrooms, laundry, how often the rental turns over and anything extra like a patio or hot tub. Send us the details through the quote form and we reply with a price, usually the same day.
