Why Turnover Photos Matter for Airbnb Hosts

That Cleaning Girl · Airbnb & Rental Turnovers

A set of photos at the end of every turnover is one of the most useful habits in short-term rental hosting. It costs a few minutes and gives you peace of mind, proof and a record of your property over time. Damage reports are one use, which we covered in How to Report Damage or Missing Items After an Airbnb Guest. Here is the bigger picture.

This is how we handle turnover photos for hosts around Midlothian, Red Oak and across south DFW.

Peace of mind from anywhere

A lot of hosts do not live near their rentals. Some are a half hour away, some are in another state. Finished photos let you see that the beds are made, the kitchen is clear and the house is ready, without driving over or calling anyone. You can glance at your phone between meetings and know your next guest is walking into a clean house.

Even hosts who live nearby like them. It is one less thing to check.

The shots worth taking every time

You do not need dozens of photos. A consistent set covers what matters:

  • Each made bed, from the foot of the bed
  • Each bathroom, showing the shower, toilet and towels
  • The kitchen, with counters clear and the sink empty
  • The living room from the main doorway
  • The patio, porch or hot tub area if you have one
  • The supply closet shelves, so you can see stock levels
  • Thermostat setting and locked door, if you want proof of the final steps

Take them from the same spots each time. When every turnover looks the same in photos, anything different jumps out.

Before photos and after photos

After photos show the house is ready. Before photos show how it was left. Both have a job. Before photos are mostly about problems: damage, heavy messes, extra guests or anything that goes against your house rules. We take them during the first walkthrough, before anything has been touched, so the record is honest.

A heavy mess photo can also explain why a turnover ran long. Hosts appreciate knowing why, instead of guessing.

How photos help with claims and disputes

If a guest damages something or leaves a mess that needs extra cleaning, photos are your evidence. They show what happened, when, and that the room was fine before. Combined with your listing photos and the previous turnover’s after photos, you have a clear before and after for the guest’s stay.

Photos also protect you when a guest complains. If someone says the bathroom was dirty on arrival, a time-stamped photo of a spotless bathroom from that morning goes a long way.

Tip: Make sure your phone saves the date and time with each photo. Most do by default, but check your camera settings once. A time stamp is what makes a photo useful as a record.

Keeping photos organized

Photos are only useful if you can find them. A few simple ways to keep them sorted:

  • A shared album per property, with photos added after every turnover
  • A folder per month, named by date
  • Damage photos saved separately so they are easy to send
  • Your listing photos saved in their own folder for comparison

Pick one system and stick to it. The goal is that you can pull up last Tuesday’s bathroom in under a minute.

Using photos to keep quality steady

Photos are a great quality tool. If the beds start looking a little sloppy or the towels are folded differently, you will see it right away. You can share a photo of exactly what you want with your cleaner, which is much clearer than trying to describe it in a text.

They also help when you add a second cleaner or a backup. Show them last week’s photos and they know the standard before they walk in.

Photos of supplies and maintenance

Turnover photos are not just about cleanliness. A photo of the supply shelf tells you when to order toilet paper. A photo of a water stain under the sink lets you call a plumber before it becomes a bigger problem. A photo of a hot tub cover with a tear lets you replace it before a storm finishes it off. Over time, the photos become a maintenance log too. Scroll back through a few months and you can see when the couch started to wear, when the grout began to darken, or how quickly North Texas pollen coats the patio in spring. That makes it easier to plan replacements and deep cleans before guests notice.
