Move-Out Cleaning Tips for Getting Your Security Deposit Back

That Cleaning Girl · Move-In / Move-Out

A security deposit can feel like money you have already lost. It does not have to be. The clean you do on the way out is one of the few parts of the deposit you control. If you have not seen it yet, our full checklist is a good starting point: The Complete Move-Out Cleaning Checklist, Room by Room. This article focuses on the deposit side of things: what to read, what to clean first and how to show your work.

A quick note before we start: we clean houses, we do not give legal advice. Your lease and your landlord or property manager are the final word on what is expected and what can be deducted. Everything below is general, practical advice from someone who cleans a lot of rentals.

Start with your lease, not your scrub brush

Pull out your lease and look for anything about move-out condition, cleaning, carpets, appliances or required notice. Some leases are short and general. Others list specific items, like having carpets professionally cleaned or the oven cleaned inside. If there is a move-out checklist from the property manager, that list is gold. It tells you exactly what they plan to look at.

Also look at the move-in inspection form or photos from when you arrived. The goal is usually to return the home in the same condition you received it, minus normal wear. If the grout was already stained when you moved in and you have photos, that is worth knowing before you spend an hour on it.

Clean the things that are easy to judge

Inspectors do not have all day. They open the oven, look in the fridge, check the bathrooms and glance at walls and floors. Those quick-look areas are where your effort pays off most.

  • Inside the oven and the drawer under it.
  • Inside the fridge and freezer, including the door shelves and seals.
  • Tubs, showers and toilets, especially hard water rings and soap scum.
  • Kitchen cabinets inside and out.
  • Floors, edges and corners.
  • Blinds, window sills and window tracks.
Tip: Leave the fridge door propped open slightly if the power will be turned off. A closed, unplugged fridge can start to smell within days.

Deal with wall marks carefully

Scuffs and fingerprints near light switches and doors are normal in a lived-in home. A damp microfiber cloth or a melamine sponge used gently can take off many of them. The trick is to go easy. Rubbing too hard on flat paint leaves a shiny patch that looks worse than the scuff. Test in a low, hidden spot first.

Nail holes, paint touch-ups and anything that looks like damage are a different question. Check your lease or ask your landlord before patching or painting, because a mismatched paint color can draw more attention than a small hole.

Do not skip the outside spaces

If your rental has a garage, patio, balcony or yard, those count too. Sweep the garage, take out everything that belongs to you, and do not leave old paint cans or chemicals behind. On a patio, sweep away leaves and pollen, wipe the outdoor light fixture and pick up after pets. In North Texas, oak and cedar season can coat a patio yellow in a week, so a final sweep the day you leave is worth it.

Take photos and video when you finish

Once the clean is done and before you return the keys, walk every room with your phone. Take wide shots of each room and close-ups of the oven, fridge, bathrooms and floors. A slow video walkthrough with the date showing is even better. If questions come up later, you have a clear record of how you left the place.

  • Open the oven and fridge and photograph inside.
  • Show the tub, shower glass and toilet.
  • Get each wall and floor in at least one shot.
  • Photograph the garage and patio.
  • Keep the photos until the deposit question is settled.

Timing: clean after the boxes, before the deadline

The clean works best once everything is out, because you cannot clean under a couch that is still there. Plan it for the day after the movers or the same evening if you have energy left. Leave a day of buffer before your lease end date in case something takes longer than you thought, like an oven that needs a second round. Around Arlington and Grand Prairie, plenty of apartment communities do their walkthroughs quickly after move-out, so do not count on extra time.

Return keys and paperwork the right way

Give back every key, fob, garage remote and mailbox key, and get a note or email confirming you did. Give your landlord a forwarding address in writing so your deposit or any paperwork can reach you. Then you can stop thinking about the old place and start on the new one. For more about our empty-home cleans and how we handle rentals, see our move-in and move-out cleaning services.
