Drive around the edges of Waxahachie, Midlothian or Red Oak and you will see it: new neighborhoods going up where there used to be pasture. Each one of those homes will need a real clean before a family can comfortably move in. Additions spread dust into a lived-in house, as we covered in Cleaning After a Home Addition: Keeping the Dust Out of the Rest of the House. A new build is the opposite: a whole house that has never been lived in, and never really been cleaned.
What new builds around here have in common
New-build homes in Ellis County tend to share a few things that shape the clean:
- Construction dust in every room, since drywall, trim and paint all happen in the same building.
- Red-clay mud and dust from bare lots, unpaved streets and fresh landscaping, tracked into the entry, garage and back door.
- Lots of windows and glass, each with labels and stickers.
- Brand-new everything: cabinets, counters, tile, flooring and appliances that all need gentle care.
- Wind and open land nearby, which means dust keeps blowing in until the neighborhood fills in.
That last point surprises people. When the lots next door are still being graded, dust and pollen come in through every opened door. Spring and fall bring oak and grass pollen on top of that, and in winter cedar season adds its own yellow film. A new-build clean is not a one-and-done in these neighborhoods; it is the fresh start, and a lighter routine afterward keeps it that way.
What a new-build clean covers
A full new-build clean is top to bottom and inside out:
- Ceilings, corners, fans and light fixtures
- Walls, doors, trim and baseboards
- Windows, sills, tracks and screens
- Sticker, label and protective film removal
- Spot-removal of paint specks and caulk smears where safe
- Every cabinet, drawer and shelf, inside and out
- Countertops, sinks and fixtures
- Appliances inside and out
- Bathrooms in detail, including grout haze and shower glass
- Closets, pantry and laundry room
- Vent covers and returns
- Floors vacuumed thoroughly and damp mopped
Garages, porches and patios can be added. On new builds they often should be, since the garage is usually the dustiest space in the house.
The red-clay problem
Anyone who has lived here a while knows the clay. After a good rain, it turns into a sticky orange mud that clings to boots and tires. In a new neighborhood with unfinished yards, it ends up on entry floors, garage slabs, door thresholds and sometimes the carpet just inside the door.
A few tips:
- Let dried clay dust be vacuumed first. Wet clay smears.
- Put sturdy mats outside every exterior door.
- Clean door thresholds and tracks carefully, since clay packs into them.
- For clay on carpet, vacuum dry clay first and blot, do not scrub.
The garage and the outside entries
The garage is where the builder stored materials, cut trim and parked trucks. Expect drywall dust on the walls, sawdust in the corners, clay on the slab and a dusty water heater or shelving. A good garage clean means dusting walls and shelves, wiping the door to the house, vacuuming or sweeping the slab and wiping the garage door opener buttons. Front porches and back patios usually need a sweep and a wipe of lights, doors and windows too.
Builders versus buyers
Who books the new-build clean varies. Sometimes the builder schedules a final clean before the walkthrough. Sometimes the buyer books their own clean after closing because the builder's clean was light, or because the house sat for a few weeks and collected dust again.
If you are a buyer, it is worth asking your builder what their final clean includes. Many cover the basics but skip the insides of cabinets, window tracks and appliance interiors. A second, detailed clean before move-in fills those gaps.
Timing around closing and move-in
The ideal window is after closing and the final walkthrough, before furniture arrives. That way, any last-minute punch list work is done and the house is empty. If the builder is still fixing things after closing, try to schedule the clean once those visits are finished, or save a quick touch-up for after the last trade leaves.
If you need to move in quickly, a clean the day before the truck arrives is a good plan. Just change the HVAC filter afterward, since builders often leave the original filter in through the whole build.
