How to Set Up an Owner’s Closet for Faster Turnovers

That Cleaning Girl · Airbnb & Rental Turnovers

An owner’s closet is a locked space at your rental where you keep spare linens, backup supplies and cleaning gear. It sounds simple, and it is. It is also one of the best ways to make every turnover faster and more consistent. A missing closet was high on our list in Airbnb Turnover Mistakes Hosts Make (and How to Avoid Them).

Here is how we suggest setting one up, based on turnovers at rentals around Midlothian, Red Oak and across the south DFW area.

Picking the space

Almost any lockable space works: a hall closet, a laundry room cabinet, part of the garage or a storage room. The best spot is:

  • Close to the laundry, so clean linens go straight onto shelves
  • Big enough for linens, supplies and a vacuum
  • Lockable with a keypad or keyed lock
  • Out of the way of guests, so it does not feel like a locked door in the middle of the house

If space is tight, a lockable cabinet or a set of locking storage bins in the garage can work too. Avoid a hot attic or an uncooled shed for linens and toiletries. Texas summer heat can warp bottles, melt soaps and leave linens smelling stale.

Choosing a lock

A keypad lock is the easiest choice. You can share the code with your cleaner without handing out keys and change it whenever you need. A keyed lock works too, as long as the key is somewhere your cleaner can always reach, like a lockbox. Add the code or key location to your cleaner’s entry notes.

Organizing the linens

Linens take up the most space. Organize them so a full set can be grabbed in seconds:

  • Label shelves by bed size: king, queen, full, twin
  • Fold each sheet set and tuck it inside one of its own pillowcases
  • Stack bath towels, hand towels and washcloths by type
  • Keep beach or pool towels separate
  • Store spare mattress protectors, pillows and duvet inserts on a high shelf
  • Keep a bin for stained or worn linens that need replacing

Stocking supplies

Backup stock should cover everything on your par list, plus a little extra:

  • Toilet paper, paper towels and tissues
  • Hand soap, dish soap and refills for toiletries
  • Dishwasher pods and laundry detergent
  • Trash bags in every size your rental uses
  • Coffee, filters, sugar and creamer
  • Sponges and dish towels
  • Light bulbs and batteries for remotes, locks and smoke detectors

Use clear bins or open shelves so you can see stock levels at a glance. Label everything. Buying in bulk saves trips, but only buy what the shelves can hold neatly. A closet stuffed to the ceiling is as slow to work from as an empty one.

Cleaning supplies and tools

Keep the rental’s cleaning gear in the closet too, so your cleaner always has what they need on site:

  • A good vacuum, plus spare bags or filters
  • A mop and bucket, or a spray mop
  • Microfiber cloths, scrub brushes and a squeegee
  • Bathroom, kitchen and glass cleaners
  • An enzyme cleaner if the rental is pet-friendly
  • A stain kit for linens
  • A lint roller and a step stool

Many cleaners, including us, bring their own supplies. Having basics on site is still useful as a backup, and some hosts prefer specific products. We are happy to use the products you prefer.

Tip: Put a bright piece of tape on the shelf at your reorder point. When stock drops to the tape, it is time to buy more, and anyone can see it at a glance.

The par list and the checklist

Tape two lists inside the closet door. The par list says how many of each item should be out for guests. The checklist is the room-by-room turnover list. Add a spot for notes, like a small whiteboard, where your cleaner can mark low stock or problems. Take a photo of the whiteboard with every turnover so you see it even if you are not there.

Keeping it secure and tidy

A closet only works if it stays organized. A few habits help:

  • Do a quick tidy at the end of every turnover
  • Do a full reorganize during your seasonal deep clean
  • Change the lock code if a guest ever gets in
  • Do not store personal items or valuables there
  • Check expiration dates on food and toiletries now and then
